Washington D.C.Washington D.C.
Urban mixed-use projects and vibrant, modern residential space are the key components of Forest City's portfolio in the Washington, D.C., metro area.

Forest City has been active in the market since the early 1990s. The company's portfolio in the region, which covers the District of Columbia as well as Baltimore, Richmond and Arlington, Virginia, includes mixed-use (see The Yards property profile below), office, residential and retail properties. Forest City owns and operates multiple residential communities in the region, totaling more than 2,000 units, with a similar number of additional apartment units entitled but yet to be developed.

One of the largest and most impressive urban mixed-use redevelopment projects in Washington, D.C. is The Yards, a 48-acre waterfront site on the Anacostia River within the District of Columbia. The site, formerly a part of the historic Washington Navy Yard, offers a blend of new construction along with adaptive reuse of formerly industrial Navy Yard buildings.

Accessible via the Metrorail, 15 minutes from National Airport and adjacent to the Washington Nationals ballpark, The Yards is also within walking distance of Capitol Hill.

At full buildout, The Yards master plan calls for approximately 3,400 residential units, including for-rent and for-sale units, 1.8 million square feet of Class A office space, and 400,000 square feet of retail, dining and neighborhood-service retail spread across more than 20 planned buildings. The award-winning, waterfront Yards Park has become the events and recreational hub for the growing Capitol Riverfront neighborhood.

The first five completed buildings at The Yards feature over 700 apartment units, as well as more than 178,000 square feet of specialty retail, dining, grocery and personal services. Additional buildings under active development and construction will offer a combination of residential over retail and two dedicated retail buildings that will house a premium cinema complex and an urban winery/events venue.

In the affluent Arlington neighborhood of Ballston, the company has undertaken an extensive redevelopment at Ballston Common Mall to transform the 1980s era, multi-level, regional enclosed mall into a major urban mixed-use center, to be known as Ballston Quarter. It is expected to include open-air and enclosed concourses and approximately 374,000 square feet of retail with an existing office building and a new, 406-unit residential tower above.

Forest City also owns and manages significant office park and residential properties in Richmond, as well as the Science + Technology Park at Johns Hopkins, a growing bio-tech/mixed use development in Baltimore adjacent to Johns Hopkins University School of Medicine.
