We develop and manage our properties over a long lifespan, and the consequences of poor talent management could limit our ability to compete or expand market share for many years. Attracting and retaining best-in-class professionals is one of the most effective ways to ensure the sustainable growth of Forest City. We offer our associates competitive compensation and benefits within an inclusive culture, and provide them with the tools needed to excel through our dynamic engagement programs and offerings. We also focus on conducting detailed evaluations of each associate's performance and potential as we prepare ourselves for continued growth in the future.

Recruitment and Onboarding

We focus on keeping associate turnover low, particularly at our properties. This is not just to control costs, but also because we value the continuity and enhanced customer service that a tenured staff provides for our residents and tenants. The development and engagement of our workforce begins with the recruitment and onboarding of new associates. Our Human Resources (HR) team focuses on attracting talented individuals who align well with our Core Values and providing them with the proper training in a timely and effective manner, reducing the risk of quick turnover and hiring multiple times to fill the same position. We provide candidates with detailed job descriptions so that they understand the day-to-day activities and responsibilities of each job at Forest City. In 2016/2017, we will begin companywide training on standardized behavioral interviewing techniques.

We also continue to refine our orientation program for associates at properties. We look to provide each new hire with the proper training and understanding of our culture, so they have the tools to succeed in their new position in a timely and efficient manner. In 2015, we began piloting a more focused and structured orientation program that incorporates a more detailed introduction to Forest City's mission, vision and strategic goals. We plan to formalize the orientation program in 2016 and roll it out enterprise-wide in 2017. In addition to their initial orientation, associates will continue to have the opportunity to refresh their training and expand their skill sets through in-person and online courses.

Developing for the Future

One of Forest City's central long-term goals is to cultivate our high-potential associates into a deep roster of talent. With a diverse portfolio that includes residential, office and retail properties and a strategic focus on urban mixeduse development, it is important for our associates to understand the unique dynamics of multiple property types. In the next few years, we anticipate creating new training and development programs that include rotational and cross-functional assignments. This will provide our associates with the kind of broad-based knowledge and experience required to design and build tomorrow's thriving places to live, work and shop. Another way we prepare our talent for the future is through succession planning in critical areas of the organization. In 2016, the HR staff will develop a process and templates for 2017 "talent forums" with leaders and managers to identify both high-performing and high-potential talent for inclusion in Forest City's succession plans. The data gathered during this process will enhance our talent management program over time by improving our ability to identify and develop both under-performing and high-potential associates.

A Stronger, More Engaged Workforce

Aligning associates' daily responsibilities with the mission and vision of Forest City is the single-greatest way to engage our workforce, increase productivity and reduce turnover. It is our goal to ensure that every associate understands why they are at Forest City and how their individual talent improves our business and the lives of our residents, tenants and communities.

Forest City was named one of the top 20 places to work in the area by Cleveland.com/The Plain Dealer for the third straight year in 2015. The list is based on employee nominations and surveys and includes 150 companies ranked based on the following criteria: workplace benefits, culture, training programs, career management, future outlook and feeling valued in the workplace. In the coming years, we will remain committed to continually improving our performance in each of these areas. Forest City's consistent high ranking is a reflection of our strong engagement culture and overall satisfaction of our workforce.

In addition, the company's "FC Voices" associate survey is an opportunity for our workforce to participate in our continuous improvement process by identifying our most positive aspects as well as opportunities for progress. After 2014, the FC Voices survey has become a biannual engagement tool, with the next one scheduled for 2016. To see the results of our 2014 survey, see our 2014 CR Report.

Diversity & Inclusion

A core element of our talent management strategy is incorporating diversity and inclusion into all areas of our workforce and culture. Our continued success depends, in part, upon having a workforce that reflects the socially diverse urban centers in which we operate. Forest City strictly forbids discrimination against any applicant or associate based upon the individual's race, color, creed, religion, sex, gender, age, national origin, ancestry, citizenship status, marital or familial status, sexual orientation, gender identity, gender expression, disability, military status, protected veteran status, genetic information or any other condition or characteristic protected by law. Our anti-discrimination policy applies to all aspects of Forest City's employment relationship, including, but not limited to recruitment and recruitment advertising, hiring, rates of pay and other compensation, benefits, promotions, transfers, demotions, terminations, reductions in force, training, working conditions, disciplinary actions, and all other terms, conditions or privileges of employment.

The diversity of thought and experience that Forest City associates bring to each project is one of our greatest value propositions. We also extend this thinking beyond our borders by promoting Diversity and Inclusion in our community engagement programs. In 2015, the Greater Cleveland Partnership once again recognized Forest City as a member of the Commission 50 for our superior performance management of diversity and inclusion initiatives at all levels of our organization. Members of the Commission 50 are recognized annually for their progress in creating, enhancing and sustaining diversity and inclusion strategies.

Associate Resource Groups

We continue to champion diversity and inclusion through our employee engagement programs, continually providing our associates with opportunities for both career and personal growth. Perhaps the most successful example of this at Forest City is our Associate Resource Groups (ARGs). We introduced the ARG platform in 2012 as a support network for associates and a catalyst for the company's talent management, culture and market strategies, with the goal of producing measurable results tied to company objectives. The ARG program has increased in popularity over the years, with more and more associates benefitting from the personal and professional development opportunities these groups provide. 441 associates were members of at least one ARG in 2015.

AACCEL

African Americans Connecting and Creating Excellence and Leadership (AACCEL) has members across 12 states.
