CSR Welcome content​<span style="color:#009b48;font-family:proxima-nova, sans-serif;font-size:2.2rem;">A message from David LaRue, Forest City President and Chief Executive Officer.</span><br> <p> </p><p> <img src="/SiteCollectionImages/Misc.%20Banner%20Images/CSR/David-Larue.jpg" alt="" style="margin:0px 20px 0px 0px;float:left;width:150px;height:198px;vertical-align:baseline;" /> </p><h2 style="color:#478299;font-family:ff-tisa-web-pro, sans-serif;font-size:2rem;font-style:italic;">Welcome to our fourth annual Corporate Responsibility  (CR) report. </h2><h3 style="color:#084a66;font-family:proxima-nova, sans-serif;font-size:1.6rem;font-style:normal;">REIT Conversion & Organizational Restructuring</h3><p style="color:#626366;line-height:1.75;font-family:proxima-nova, sans-serif;font-size:1.6rem;font-style:normal;"> The past year has been a time of great change for Forest City and its stakeholders, as we made the transition into a real estate investment trust (REIT). Our new REIT status provides Forest City with greater alignment with our industry peers, increased exposure to new investors and improved accessibility to capital markets. We are excited about the new opportunities available to us as we continue to design, build and manage thriving communities where people live, work and shop. In addition to our REIT conversion, we implemented a new organizational structure that more closely reflects our strategic direction. Our new structure allows us to improve processes, streamline our work and operate more effectively and efficiently. I am grateful for the dedication and professionalism of our associates as we worked together to achieve these significant changes over the past year. Despite all of the changes, our associates and our portfolio are continuing to achieve great results. Throughout 2015 and into 2016, our operating portfolio has achieved solid results, we continue to deliver great new properties from our development pipeline and we are making additional progress on our strategies to focus our portfolio on core markets and properties, improve our balance sheet, and drive operational excellence. </p><p> </p><h3 style="color:#084a66;font-family:proxima-nova, sans-serif;font-size:1.6rem;font-style:normal;">Materiality Assessment</h3><p style="color:#626366;line-height:1.75;font-family:proxima-nova, sans-serif;font-size:1.6rem;font-style:normal;"> In 2015, our CR Advisory Council conducted a materiality assessment to identify and prioritize our most significant CR topics. Through extensive industry research, a benchmarking analysis of key internal and external stakeholder groups and feedback from Forest City executives and department leaders, we determined our most important topics. Using the results of our materiality assessment, this year we are reporting more deeply on the CR topics identified by our stakeholders as highly important to our continued success.</p><p style="color:#626366;line-height:1.75;font-family:proxima-nova, sans-serif;font-size:1.6rem;font-style:normal;"> Throughout this report, we provide a detailed management approach, along with our recent achievements and long-term goals in areas such as energy efficiency and greenhouse gas emissions, our most material topic. In addition, our materiality assessment helped us identify new ways to disclose our approach to topics such as tenant health and safety and designing for enhanced urban access. The process of determining our most important topics validated that CR is not a top-down issue at Forest City. It is embedded in our culture, and associates at all levels of our organization focus on these topics every day and understand their importance to the success of the company. The diversity of thought and experience that Forest City associates bring to each project is one of our greatest value drivers. As one means of capturing that value, our associate resource groups have become assets through which our associates can leverage their unique backgrounds to further their personal and professional growth. </p><p style="color:#626366;line-height:1.75;font-family:proxima-nova, sans-serif;font-size:1.6rem;font-style:normal;"> <br> </p><h3 style="color:#084a66;font-family:proxima-nova, sans-serif;font-size:1.6rem;font-style:normal;">Improving CR Management</h3><p style="color:#626366;line-height:1.75;font-family:proxima-nova, sans-serif;font-size:1.6rem;font-style:normal;"> We believe CR is a critical topic for our company and a significant part of the Forest City brand. In 2015, we enhanced our management team's engagement with CR activities to reflect their importance to our overall success. Moving forward, our CR team will periodically report their activities and performance directly to the Office of the CEO. By increasing communication and transparency between our CR team and executive leadership, we will foster more integrated sustainability strategies that reduce long-term risk and enhance future growth. Our goal is to embed CR more fully into our strategies and into the strategic planning process. As we move forward with our new organizational structure and updated strategies, we are taking stock of the things we are doing well and the areas in which we have an opportunity to improve performance.
