Waterfront
401 M Street SW Washington, DC 20024
Located in Southwest Washington adjoining the waterfront and the nationally known Arena Stage, this adaptive-reuse project will include up to 2 million square feet of office space, 400,000 square feet of residential units, and 75,000 square feet of stores and restaurants. The project is jointly owned by Forest City Washington, The Kaempfer Company, and Bresler & Reiner, Inc.
One of the most significant features of the new development is the re-opening of Fourth Street SW, which will create an active new streetscape and connect Waterfront to the main arteries of Southwest Washington and beyond. Retail programming along this lively street will expand to include new restaurants and other stores. Retail tenants will also benefit from the significant expansion of office space planned for Waterfront. Access to the existing on-site Metro station will also be transformed, with subway riders surfacing onto a vibrant pedestrian plaza ringed with retail amenities. A 1,600-car garage and ample street parking are also part of the development.
